Maybe not the new downtown but this plan submitted for the 28 Acre, former Mr. Christie’s Factory along the Humber Bay (2150 Lake Shore Blvd. W) is starting to rival that of the downtown core. The proposed mega-project by First Capital is ambitious. It includes some very exciting prospects for the new neighbourhood including retail space, new commercial/office space, and even a new hotel. If you’re looking for a good investment at an affordable entry point, this might just be the project for you.

First capital purchased the land in 2016 and wasting no time, submitted their plans to the city earlier this month.

The plans officially include 15 towers ranging in size from about 20 storeys to 70+ storeyes, no doubt this will change a little, but not a bad start. I told you it was ambitious. 

The plan also includes 460,000 SF of new retail space along with these towers, bringing life right to the centre of this neighbourhood, essential for neighbourhood planning. There will also be about 450,000 SF of new office space – that will probably just be bought by Shopify (kidding) – anchoring the area for business development and making way for new jobs. 

If that’s not enough of a wow-factor for you, First Capital has also included a 200,000 SF hotel, details of which have yet to be announced. 

Brass-tax, the plans include 7,446 new residential units. Which means there are 7,446 opportunities to invest in a freshly finished neighbourhood and fresh new home. Like all developments, this will likely roll out over several years, and you can bet we’ll be on top of it.
